Once a month a gaggle of realtors go on a property tour showcasing listings in downtown Austin. Since this is one of the areas I specialize in I always make it a point to go and check out new listings and new projects. Yesterday I toured one that I really thought would stand out in the market.
904 West located in the heart of downtown is marketing itself as high performance downtown condos that owners can live and work in. The project is still under construction, but the developer is estimating the first round of closings in Phase One to happen in next month. The units are designed with the individual business owner in mind with flexible floor plans that allow for a small office/studio in the front and a bedroom in the back. There are also residential units located above the live/work space for those wanting to live downtown in one of the greenest developments in Austin.
The units range from 555 sqft to 891 sqft with prices ranging from $193,000 – $327,000 which is fairly reasonable given you are just a block away from W. 6th and a 5 minute bike ride or 10 minute walk to Whole Foods. According to the website, the community has the largest solar panel installation for a multi-family project in Austin, featuring a dedicated solar panel system for each unit and optional online power-use monitor. It is also the first downtown community with 100% LED low energy lighting system in each unit. I’ve been told that electric bills will run about $12 a month which is incredible!
